In the first week of July, a Spanish mini-hydro asset changed hands for €66 million. One line in the deal log, but it fits a pattern we’re seeing across every live process on our desk: portfolios keep trading, but the path to signature has changed.
Buyers have stopped pricing on pipeline optimism. Grid evidence, permitting credibility and documentation quality are now the first filter, not a late-stage diligence item.
That’s reshaping how we structure deals as intermediary. Milestone-based pricing — step payments and earn-outs tied to grid and permitting progression — is becoming a standard tool for bridging the gap between signing and financial close. Bank guarantee comfort letters and escrow mechanics do the same job for counterparties who need certainty before the ink is dry.
None of this replaces relationships. It protects the value relationships create, once an asset has to survive real diligence.
Running a competitive process well today means selling readiness as much as megawatts.
